Jim Mazzarelli



James J. Mazzarelli, 54, is a Managing Director with FinTech startup TermSt.com, which brings together traditional commercial real estate owners and traditional commercial real estate lenders in an innovative and non-traditional way, creating transparency along with substantial savings in time and money along the way, all while disrupting the expensive and archaic, not to mention the often times conflicted, commercial mortgage brokerage industry. Mr. Mazzarelli’s core focus will be the sales and marketing of the TermSt.com platform nationally.

Mr. Mazzarelli was previously a Principal with St. Joe Advisers, a consultancy and advisory practice working with clients to develop financially feasible capital and operating solutions for their projects and companies, specializing in acquisition and development finance, recapitalizations, partner buyouts, market and financial feasibility studies, and financial modeling.

Prior to St. Joe, Mr. Mazzarelli served as a Managing Director and CFO of Genesis Real Estate Advisers, LLC, where he directed the firm’s financial, accounting, risk management, HR and IT functions, as well as its capital markets activities, including acquisitions, dispositions, and capital partner relationships.

Prior to joining Genesis, Mr. Mazzarelli was a Managing Director of Transwestern Realty Finance Partners, L.L.C., the high-yield debt subsidiary of Chicago-based Transwestern Investment Company, now known as Pearlmark Real Estate Partners, responsible for origination and management of its $1.2 billion mezzanine real estate portfolio. Prior to Transwestern, Mr. Mazzarelli was a Managing Director of MMA Financial, a subsidiary of Municipal Mortgage & Equity, responsible for business strategy and new business development for MMA’s high-yield debt funds. Previously, Mr. Mazzarelli was a Regional Director of MONY Realty Capital, where he helped lead the successful turnaround of MONY Life Insurance Company’s $5.6 billion commercial real estate portfolio. Mr. Mazzarelli’s 17-year tenure at MONY involved all aspects of real estate investment management, including joint venture development, acquisitions, loan origination, asset management, dispositions and workouts.

Mr. Mazzarelli earned his Master of Science degree in Real Estate Finance from the University of Wisconsin, where he also received a Bachelor of Business Administration degree in Finance, Investment and Banking. He is a member of the Urban Land Institute (ULI), International Council of Shopping Centers (ICSC), is the Market Area Representative for the Wisconsin Real Estate Alumni Association, and was formerly on the Board of Advisors of the University of Wisconsin Center for Real Estate.
